Donna K. Musial

Owners Rep and Founder of Musial Associates

Donna was most recently Vice President of Development and Construction at iStar, Inc. a position she held for 13 years. While at iStar, she managed the repositioning of underperforming real estate assets in the company’s debt/REO portfolio for near and long-term monetization.

 

She was an integral part of work out teams and led the construction group to complete and/or renovate foreclosed assets managing budgets exceeding $500M. She gained extensive expertise in loan documents for workouts and foreclosures as well as finance restructuring.

 

Her proven track record of meeting and exceeding Company goals was based on strategic team building, creative problem solving, strong analytical skills, and solid communication skills.

Ground up construction of a marina and two 25 story condo towers in South Florida

Completion of three 57-story towers with mixed use retail/offices and 356 condo units including a redesign and gut rehab of amenity floors (1,000,000 sq. ft.)

Interior gut rehab of historic beach front hotel and conversion to boutique condo in South Beach, Florida including the build out of a 7-story addition

Ground up construction and tenant fit out - Miami Green office building in Coral Gables

In the later part of her term at iStar, she managed the company’s largest projects in the debt portfolio each over $1Billion in loan funds. In that role she collaborated with other financial  stake holders such as Starwood Capital, JP Morgan Asset Management, Mack Real Estate and Bank of America.

 

Earlier in her career, she gained Construction Engineering experience at Jensen Hughes Engineering, architectural experience with NYC based Architectural firms and was a Principal with M&H, now part of JLL. While there she started and managed their South Florida branch office. Projects she managed during that time include, among others, La Samana Hotel in St. Martin, Copacabana Hotel in Rio de Janeiro and Museum of Natural History Rose Planetarium in NYC.

 

Donna holds a Master of Science in Construction Management with distinction from Steven’s Institute of Technology, a Bachelor of Architecture degree from Pratt Institute in NYC, and has attended the MBA program at Rutgers University, Newark.

 

Donna is a licensed Architect in Florida and New York. She is an active member of the Urban Land Institute where she served on a mixed-use council for the State of Florida. She is a member of Toastmasters International and has lectured on Construction Financing to Lenders and at conferences on various Building Code issues for Property Owners and Managers.
